→You can save by not building rooms you won't use . Many existing homes have closed layouts with numerous formal rooms such as living and dining rooms which are seldomly used. This means you can build a smaller home .
→Today's open concept and semi-open concept layouts are much more efficient. You can get the same functionality with a smaller home. The science behind space use has come a very long way. Some older homes and newer "over customized" homes have weak floor plans with much wasted space. The right design-builder can come up with much more cost-efficient homes. It takes years to understand the fundamentals behind proper residential design. →The most cost effective way to get living area is to build a raised bungalow (also known as raised ranch) and finish most of the lower level (which has windows above grade for bright area). Since the structure is already paid for, it's basically costing only "finishing" costs to gain extra living area.
→Two storey homes are considerably less expensive than a single storey homes (assuming both homes having the same finished area) since the foundation and roof are already paid for. If the stairs are not a challenge, a two storey home could be an excellent way to save money and get better sound control at the same time.
→Building a new energy efficient home will reduce your PITE monthly payments: Principal Interest Taxes and Energy. Numerous existing homes have a major weak spot in the area.

Provincial (PST) component for homes under $400,000: 2% on entire sale price: material + labour + land New PST component for homes over $400,000: 8% to the incremental component above $400,000. FALSE: New housing costs have increased by 8% BOTTOM LINE: There is very little change to the sale price of a new home up to $400,000 and there are only additional costs the incremental sale price above $400,000. This means this initial $400,000 is basically untouched and only the portion above $400,000 is affected.REASON: The Ontario Home Builder's Association and the Ontario Provincial Goverment have had some very constructive dialogue which lead to this fair treatment for new housing. On June 29, 2009, the provincial government announced the improved progressive harmonized tax treatment for new housing.
